What is a home inspection?
A home inspection is a non-invasive visual examination of the accessible areas of a residential property. Examination includes grounds & grading, exterior, foundation, basement/crawlspace, roof system, electrical system, kitchen & appliances, bathrooms, interior rooms, laundry area, and garage/carport.
What is radon?
A naturally-occuring radioactive gas that enters homes through cracks or openings in the foundation, and has the potential to accumulate in dangerous levels, which can cause health problems.
How long is the inspection?
Two to four hours, depending on the size, age and condition of the home.
Who should be at the inspection?
The buyers, with or without agent, should be present for walk through after inspection is complete. The inspector will have access if there is an available electronic key box or lock box present.
How much does inspection cost?
A complete home inspection is determined based on size, age and duration. Average costs are $300 - $400.
What should sellers do in preparation for the inspection?
Our goal is to give you a quality and thorough inspection. To meet this goal, we request the following be available or accessible if possible:
- All utilities including gas pilot lights and electrical breakers should be turned on.
- Attics, crawlspaces, electrical panels, water heaters, heating and air conditioner units, windows, and doors should be accessible.
- All pets should be secured.
